Required Information: Completed application; application fee ($60); government issued photo ID; two (2) most recent pay stubs (or most recent tax returns if self-employed); pet photo taken with application (if applicable). Landlord contact information for the last three years. All adults 18 and older+ must apply and pay a $60 application fee. Basic Requirements for Approval: “A” Properties ($1200+/month) – FICO credit score as provided by Experian: 600 or higher+ (scores are combined for grouped applicants), Credit score from 550 to 599 conditionally approved with additional deposit. Income of 3x the monthly rental amount (incomes are combined for grouped applicants), No previous evictions or dispossessory actions, No cosignors, Additional deposit on the basis of income or rental history verification is possible. “B” Properties ($1199 or less/month) – FICO credit score as provided by Experian: 570 or higher+ (scores are combined and averaged for grouped applicants), Credit score from 520 to 569 conditionally approved with additional deposit or co-signor, Income of 3x the monthly rental amount (incomes are combined for grouped applicants), No previous evictions or dispossessory actions, Conditional approval on the basis of income or rental history is possible. Common Reasons to be Declined: Evictions set-outs/ejections within the past 7 years, dispossessory filings within the past 6 months, unpaid balances due to landlords, credit score below 519 for a “B” Property or below 550 for an “A Property”, N/A credit score, insufficient income and/or unsatisfactory references. Unqualified occupants and pets can also be a reason for decline. Violent felonies, felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property (such as arson), and/or sexual related offenses within the past 7 years could be a cause of an automatic decline. Fees/Deposits due prior to move-in: Reservation Fee (equal to 1 month’s rent), Non-Refundable Admin Fee ($200), Lockbox Fee – refunded if lockbox is returned to the RPG office within 30 days ($50), Security Deposit (equal to 1 month’s rent with approved credit), Rush Fee ($150, if applicable), Pet Fee ($250 per pet if applicable).
