Marietta Home Advanced Search (basements, acreage, school districts, additional price ranges, etc.)
Marietta is very spread out and it's better to divide it by West Cobb and East Cobb.West Cobb is closer to Atlanta, just slightly NorthWest up I-75. Its home of the Cobb Gallaria where many conventions take place, the Big Chicken, Dobbins Airforce Base, and Lockheed Martin. Its surrounded by Smyrna, Acworth, Kennesaw and Canton.
West Cobb is still evolving. Few new home communities are mixed with much older communities. Most homes will be 30-40yrs old. Price ranges for homes in West Cobb are more affordable than East Cobb.
East Cobb is a truly desirable area. Located west of Roswell and north of Sandy Springs, many high end homes are here. Some are even on postage stamp lots, but they still sell like hotcakes. The school districts in East Cobb are considered some of the best in the country and property taxes in Cobb are much better than Fulton County.
New Marietta homes start on average at $600,000. Homes typically have three and four sides brick with basements and the must have southern front porch or back deck to enjoy the summer evenings. Screen porches are pretty common also. Many are $800,000 to over $1million. That’s not to say you can’t find a home under $300,000, its just going to be older with very little updates.

Less than a decade ago Vinings was a sleepy little village more reminiscent of the 19th century than the 20th. It’s most famous landmark was the Hardy Place resident built by Hardy Place (1785-1864) who operated the ferry across the Chattahoochee River at Paces Ferry Road. The house was later used as a hospital and headquarters for Federal troops during the siege of Atlanta. The village around Pace’s house was comprised mostly of antique shops, restaurants and old family homesteads.
Today the area is rapidly being overtaken by suburbs, as Atlantans are discovering this charming, and not close-in area very near Buckhead. Within a few miles of major medical centers and highways, only minutes from Cumberland Mall and the Galleria and in close proximity to fine private schools, Vinings is now the choice of many affluent families. Taxes and land acquisition cost are lower than in northwest Atlanta, making home purchase dollars go further.

Decatur Home Advanced Search (basements, acreage, school districts, additional price ranges, etc.)
Decatur is a completely separate municipality from Atlanta, and is in fact older than its neighbor. Founded in 1823 and named for Steven Decatur, the War of 1812 hero, Decatur emerged as the county seat of DeKalb a year later. The city was a thriving frontier town even before the arrival of the railroads. Decatur was not seriously considered as a site for the terminal of the railroad, but its residents had mixed opinions and those that opposed it like James Calhoun felt that “the terminus of that railroad will never be any more than an eating house.” Decatur continued to be more important until before the War Between the States. The city also suffered heavy damage under Sherman.
Although still remaining a compact city of 17,805 residents and only four square miles, Decatur has much to offer. The city center is dominated by the historic old courthouse surrounded by a quaint town square and beautiful 19th century neighborhoods. The Mary Gay House is a must for history buffs.
Most of the neighborhoods were built in the 1920’s & 1930’s. Traditional brick bungalows with charming gable roofs were the most popular. Prices vary from $200,000 to $400,000. Some new home developments are under construction as well as condominiums with prices ranging from $150,000 to over $900,000.
With the MARTA rapid rail system. Decatur is only a short ride to the city. Many people who work in downtown Atlanta are discovering this community’s lovely old square and quaint neighborhoods and enjoying its convenient location. The Decatur Downtown Development Authority is successfully balancing the new economic development while maintaining the city’s home-town character.

Druid Hill Real Estate, DeKalb County
The development of Druid Hills was begun in 1890 by Joel Hurt, who over the next three years acquired 1,492 acres of land northeast of Atlanta. Hurt commissioned the founder of landscape architecture himself. Frederick Law Olmsted, to design and plan Druid Hills. An aging Olmsted designed the preliminary plans, but the depression of 1893 delayed development. It was not until 1905 that the final plans were completed by Olmsted’s firm, run by his sons, since Olmsted had died. Hurt began development of Ponce de Leon Avenue, but in 1908, because of financial problems, sold his interest to the Druid Hills Land Company for one-half million dollars. Development of the then huge tract was completed between 1910 and 1935. Most of the features of Olmsted’s original plan were retained and Druid Hills emerged as the most successful affluent residential community in Atlanta.
Druid Hills continues to maintain its genteel lifestyle. Olmsted’s original plan of a gently curving main avenue intersected by parkways and running alongside wooded parks is much in evidence today. The area is listed on the National Register of Historic Places. The most famous of the Druid Hills homes is Callanwolde, built in 1920 for the son of Asa Candler, founder of The Coca Cola Company and now a fine arts center. Other mansions are located throughout the area, but one of the most well recognized is the house used for the filming of the Academy Award winning film, “Driving Miss Daisy”. Most housing is priced between $250,000 and $600,000. Home styles are mostly two story traditional with Tudors and Georgian most popular. Druid Hills is close to Emory University, a leading research university in the South. Both the Emory University area and Druid Hills share much the same housing profile. They are very popular because of their close proximity to downtown.
Dunwoody Real Estate, DeKalb County
Dunwoody is a quaint and prestigious area lying mostly in DeKalb County. The northernmost area near the Chattahoochee River is in Fulton County. Once a farming community on a commuter train line between Roswell and Chamblee, Dunwoody has come into its own right – in fact created somewhat of a reputation – in that it is not unusual in the Atlanta area to hear people speak of a “Dunwoody look” whether in describing homes, cars or clothing.
Retired Confederate officer Major Charles Dunwody settled in the area soon after the war. He petitioned for a post office, and as was the policy then, the post office was named after the petitioner – but they added the extra “o”.
Dunwoody, once just quiet roads traveled by horse and buggy, now is criss-crossed with multi-lane roads, shopping centers, huge office buildings, high-rise hotels and large business complexes.
Yet the community is still predominantly composed of elegant subdivisions. The residential areas have remained the shady, tree-lined oasis that so many people want to call home, and they command relatively high prices. Dunwoody is known for it’s large, two-story Williamsburg styled, traditional brick homes. There are very few ranch Dunwoody homes and even fewer contemporaries.
Many styles of condominiums are available and estates exceeding $1million are also to be found. Most homes however fall into the $300,000 to $600,000 range.
Dunwoody has probably become more stereotyped than most other Atlanta communities, and it is largely a community of upper-middle income executives and young families. Recreational activities are led by tennis or golf and it’s difficult on a nice evening to find a roadway that is not traversed by a jogger or runner. Public and private tennis facilities abound as do athletic clubs.
The community is well provided with health care, being home to Shallowford, Peachford, St. Joseph’s, Northside and Scottish Rite Children’s hospitals, as well as medical centers. The area is also served by the MARTA bus system.

The town of Stone Mountain was originally named New Gibraltar in 1839. Later it was called Rock Mountain and in 1925 the name was changed to Stone Mountain.
Stone Mountain has long been a summer retreat for people in Atlanta. In the 1880’s, families would pack a picnic hamper and board the train for a day in the country. The mountain itself has always dominated the area. The largest mass of solid exposed granite in the world, it is over 300 million years old and 825 feet above the surrounding plateau. The carving on the side (completed in 1970) measures 90 x 190 feet, making it the world’s largest relief sculpture. A memorial to the Confederacy, it depicts Jefferson Davis, President of the Confederacy, and two of his Generals, Robert E. Lee and Thomas “Stonewall” Jackson. The 3,200 acre park surrounding the mountain contains a genuine Antebellum Plantation, an Antique Car and Music Museum, a 363 acre lake and an 18 hold golf course and Evergreen, an ultra-modern convention facility to name just a few attractions.
Stone Mountain Village is a restored town that started as a stagecoach stop in 1821 and now contains many quaint shops, galleries and restaurants. Memorial Drive, the main surface artery, contains most of the fast-food franchises and eating establishments commonly known to man.
Neighborhoods are more casual than in other areas, and very stable. There is a wide range of prices from $125,000 to $1million with a good selection from $200,000 to $300,000. Architecture varies also from traditional to contemporary with brick, frame or stucco exteriors. Lots are usually wooded and large. There is a nice selection available in almost all price ranges. Stone Mountain has many lovely residential neighborhoods. The area is served by fine private and public schools as well as churches of most major denominations.
